Crawl Space Encapsulation and Vapor Barrier - Waverly Park
This Waverly Park home on Springer Road had a crawl space that smelled musty every spring when the groundwater table rose. The existing 6-mil poly was shredded in spots and held down with rocks. We removed the old barrier, graded the soil, sealed the perimeter walls with closed-cell spray foam at the rim joists, and laid a 20-mil reinforced white liner with sealed seams and mechanical fastening at the walls. A small dehumidifier now keeps the space below 60% relative humidity year-round. The homeowner got the photo record, the written warranty, and a humidity log from the first 30 days.
Spray Foam Insulation - Old Mountain View Historic District
A small bungalow on Villa Street needed HVAC ductwork out of the vented attic, but there was no room to drop ceilings inside. We converted the attic to a conditioned space by spraying 5.5 inches of open-cell Icynene foam at the roof deck, creating an unvented assembly that keeps the ducts inside the thermal envelope. The original R-19 batts at the floor stayed in place as backup. Blower-door reading improved from 4,500 CFM50 to 2,800. The homeowner now has a storage attic that stays within 10 degrees of the living space.
Radiant Barrier Installation - South Whisman
A South Whisman townhome on Easy Street had good insulation levels but unbearable afternoon heat gain through the west-facing roof. The attic hit 140 degrees in July. We stapled Owens Corning RadiantBarrier to the underside of the roof deck, leaving the existing R-30 batts undisturbed. Attic temperature dropped to 110 on the same 95-degree day. The homeowner tracked a 23% reduction in afternoon AC runtime through their Nest history. We provided the photo record and the written scope showing exactly which roof planes were treated.
Insulation Removal and Replacement - Rex Manor
A Rex Manor homeowner on Thompson Avenue found rodent droppings in the attic after hearing scratching for weeks. We removed all contaminated fiberglass batts, bagged and hauled them, sanitized the attic deck, and sealed every entry point with steel mesh and foam. We then blew in Knauf EcoFill fiberglass to R-49. The blower-door reading improved from 5,200 CFM50 to 2,400, partly because the old batts had been installed over numerous unsealed gaps that were now properly closed. The photo record included images of every sealed entry point and the final insulation depth markers.
Attic Cleaning and Rodent Proofing - Blossom Valley Adjacent
Near the Blossom Valley border, a homeowner on Mariposa Avenue had not been in their attic in years. We found compacted, urine-soaked insulation, active squirrel nesting material, and chewed wiring that needed an electrician. We coordinated the electrical repair, then removed all contaminated material, HEPA-vacuumed the deck, applied disinfectant, and completed full exclusion with chew-proof materials at eaves, vents, and the chimney gap.
